Construction Of The Ravine Road Apartments, Bantry Bay
The proposed project entails the consolidation of five erven (Erven 136, 653, 837, 718 and 709) in order to construct a block of flats comprising a parking basement and 5 storeys of 25 residential units between Victoria Road and Ravine Road, Bantry Bay. The impacts associated with the proposed development are described and assessed in the Draft BAR.
Ninham Shand Consulting Services was appointed by the Rowmoor 414(Pty) Ltd, to assist in fulfilling the required environmental process for the proposed activity.
The proposed project involves activities within 100m of the high water mark, and therefore, triggers an environmental assessment process under the National Environmental Management Act (NEMA) (Act 107 of 1998). The proposed project triggers activities 2 and 6 of the Regulation 386 which cover the construction or earth moving activities within 100 m of the sea as detailed previously. Accordingly, the proposed activities will require authorisation from the competent environmental authority, viz. the Department of Environmental Affairs and Development Planning (D:EA&DP) via the Basic Assessment process outlined in sections 22 to 26 of Regulation 385.
It should be noted that a planning application to consolidate and rezone the erven under the Land Use Planning Ordinance (Act 15 of 1999) is being undertaken in parallel to this environmental application.
Current Project Phase
The Draft Basic Assessment Report (BAR) is now available for comment and as an interested or affected party, you are invited to review and comment on the Draft BAR. Copies of the Draft BAR have also been lodged in the Sea Point and Camps Bay Public Library. All comments received and issues raised on the Draft BAR will be included into the report, and where necessary will be used to update the Final BAR, which will be submitted to the decision-making authority, D:EA&DP for their consideration and decision.
