Proposed Development of the Camps Bay Retreat on Erven 351 and 352, Camps Bay

Camps Bay Manor (Pty) Ltd proposes to develop a retreat on Erven 351 and 352 in Camps Bay . The total sizes for Erven 351 and 352 are 953m2 and 17150m2 respectively.
The two Erven are situated within the northern quadrant of Camps Bay. The Glen, a prominent open space comprising of the historic Round House and picnic areas and Camps Bay High School are situated to the north of the property. Residential homes are situated to the south and east of the property and Victoria Road runs along the western boundary of the property. Two streams currently traverse the property and indigenous vegetation occurs on the property with some alien vegetation. The Earl's Dyke Manor house is currently situated on Erf 352 and the Deck house on Erf 351 and no changes will be made to these houses.
The proponent intends to develop the site as an exclusive retreat within a private nature area and the proposed development includes the following:
- Nine ecologically designed "forest chalets" with decks are to be constructed. Eight of the units will provide double accommodation and one unit will have two rooms. The consolidated area to be taken up by the nine chalets is 838m2;
- A new guard and staff room at the existing entrance to the site off Chilworth Road and the total coverage of this new building is 88.10m2;
- A guest water closet and changing room is proposed to be constructed for guests using the pedestrian access to the beach off Victoria Road. The water closet and changing room would cover an area of 14.6m2.
- A new reception/guardhouse off Victoria Road and would cover an area of 5.5m2; The existing nursery would be formalised and a permanent structure for storage and a store room with a total area of 24m2 is proposed; and
- Twenty-four onsite parking bays off Chilworth road with a footprint of 920m2.
